First steps: Figure out how much you can afford.

There’s a lot to think about when buying a home.

First things first, how much can you afford?  You need to understand what kinds of costs would be involved in a home buying and home ownership. These can include down payment and closing costs for the initial purchase of your home, and costs such as mortgage payments, condo maintenance fee  (if applicable), and utilities, as monthly carrying costs. The criteria: Your preferred location, neighbourhood, home type, price range and amenities.

You often hear people say, “location, location, location”. Are you looking to live in the core of the city in an urban area, or do you want a suburban lifestyle? Different neighbourhoods are in different school districts, which can be an important factor, with issues such as school busing.

Varying home types are available to suit your needs, including detached, semi-detached, link, freehold townhouse, condominium townhouse, or condo apartment.

The amount on mortgage pre-approval plus the downpayment you have minus the closing cost should give you a number in terms of the price you can afford. Based on that figure, we can narrow the searching in certain price range.

It’s also wise to consider the amenities that you will be able to access, such as schools, community centres, libraries, shopping mall, parks, public transit and highways etc. I will help you explore your options, because not all locations and home types are for everyone.

With certain criteria set, buyers can easily get stuck at a crossroads between their desires, affordability, and what is available.

In other words, you may want a detached house in a particular area, but you may not be able to afford one. In another scenario, the market may not have something that perfectly matches your criteria.
